How the ratio works in Alabama

A single division decides the whole file: the property's gross monthly rent sits on top, the full monthly payment sits underneath (principal, interest, taxes, insurance, and any association dues, together the full PITIA), and the quotient is your qualification. A Birmingham single-family renting for $1,300 against a $1,139 payment lands at 1.14; a Huntsville property that barely covers its higher payment can sit right at 1.0. The bands map to program tiers. At 1.0 and up you are in ordinary approval territory. Between 0.75 and 1.0 the loan still funds, but the program trades that thin ratio for more money down or deeper reserves. Equity-rich buyers can skip the math with a no-ratio structure that simply wants a larger check at closing. What makes Alabama distinctive is what sits in that PITIA denominator: a tax line smaller than almost anywhere else.

An Alabama example (and why the low tax decides it)

This uses an assumed 7.5% purely for illustration. It is not a quote and not an offer; you plug in whatever number applies when the loan is actually priced. The point is the ratio, and what Alabama's rock-bottom tax does to it.

Birmingham value-add: a 1.14 that clears with room

Take a $150,000 rental in a Birmingham value-add submarket, 20% down, a $120,000 loan over 30 years:

  • Rent: $1,300/mo
  • Principal and interest: about $839/mo
  • Property tax: about $150/mo (Class II 20%: a $30,000 assessed value at roughly 60 mills is about $1,800 a year)
  • Insurance: about $150/mo
  • Full PITIA: about $1,139/mo
  • DSCR = $1,300 ÷ $1,139 = 1.14 (clears with room)

The same deal in a high-tax state fails

Now hold everything constant, same price, same rent, same rate, same down payment, and move the property to a high-tax state. The principal and interest do not change ($839) and neither does insurance (about $150). What changes is the tax line: instead of $150 a month, a comparable high-tax-state rental carries $280 to $400 a month. That pushes PITIA to roughly $1,300 to $1,390, and the ratio slides to about 0.94 to 0.98. The identical rent that cleared at 1.14 in Birmingham now fails to cover the payment. Alabama's lowest-in-nation property tax is not a footnote; on a marginal deal it is the entire difference between a rental and a decline. What an Alabama DSCR file actually needs

  • Down payment: plan on 20% to 25%, with 25% the going ask on a 1–4 unit building and a 15% structure reserved for files where the ratio and the credit are both strong. Because Birmingham value-add trades near a $137,000 basis, that percentage translates into one of the smaller dollar checks in the country.
  • Credit: the door opens around 620 to 660, and a score past 700 is what unlocks the higher-leverage, better-priced Alabama tiers.
  • Reserves: keep three to six months of PITIA liquid, more as the loan grows or the ratio dips under 1.0.

What never crosses the underwriter's desk matters just as much: no returns, no W-2s, no pay stubs, no personal debt-to-income test. You do sign a personal guaranty, and when you want the property held in your entity from the start, an Alabama LLC takes title right at closing, with the deed vested in the LLC on day one.
